Basic Function
Supervises personnel and contractors in the repair, modification, upgrade, overhaul and maintenance of any or combination of the following buildings, facilities, grounds, wayside structures, mechanical, electrical, or communications systems, and equipment to help ensure smooth day-to-day operations.
Example Of Duties
Incumbents may perform several, but not all, of the following duties depending on assignment
Plans, organizes, and assigns work to assigned personnel and contractors
Ensures service requests and job specifications are completed on time
Prepares repair cost estimates, requisition packages for procurement of new contracts, and justification for contract services, materials, and equipment
Prepares or assists in the preparation of RFPs (Requests for Proposals) and Invitations for Bid
Prepare requisitions, scope of work statements, and justifications for procurement of goods or services
Administers service or maintenance contracts and ensures they meet applicable standards and are performed satisfactorily and in accordance with contract requirements
Instructs subordinates and contract personnel on safety practices; enforces safety regulations, and ensures regulatory compliance
Inspects all work in progress and completed projects
Diagnoses maintenance problems; makes or directs repairs, equipment overhauls, upgrades, and modifications; or recommends corrective action
Develops, implements, and oversees maintenance programs; ensures compliance with preventive maintenance plans and schedules
Keeps log of shift activities; reviews and maintains or manages the maintenance of records; prepares weekly and monthly activity reports
Prepares comprehensive reports, spreadsheets, and correspondence
Recommends contract amendments and develops scopes of work for maintenance contracts
Evaluates bids and proposals
Develops annual maintenance budgets and ensures contracts and projects are completed within approved budgets
Assists in remodeling planning
Informs other supervisors and management of problems and work in progress status
Tracks, maintains, and distributes licenses and required permits for repairs on construction
Utilizes a computer-based information system to process work orders, incidents, timesheets, material requests, and perform other related tasks
Supervises a multi-skilled staff in a variety of locations including conducting performance evaluations
Accounts for subordinates and personal compliance with all of Metro′s rules, polices, and procedures

Requirements For Employment
Education
Associate′s Degree in a related field or equivalent training from a recognized trade school
Experience
Four years of relevant experience performing maintenance or repair work in any or combination of the following areas buildings, facilities, grounds, and wayside structures, mechanical, electrical, or communications systems, and equipment; at least two years of experience must be in a full-time Lead capacity, OR two years of supervisory-level experience in the maintenance and repair of industrial building and equipment or overseeing contractors in the repair and maintenance or construction of facilities and related systems and equipment
Certifications/Licenses/Special Requirements
Possible exposure to physical, weather, electrical, mechanical, and chemical hazards
On call 24 hours
Depending on assignment may be required to climb up to 50 feet
Valid California Class C Driver License
Must comply with all California Occupational Safety and Health Administration (Cal/OSHA) regulations and utilize approved safety equipment and personal protective gear including, but not limited to, respirators, eye, and hearing protective devices (HPD), if and when required
